San Francisco’s cheapest one bedroom apartment is a jaw dropper

San Francisco’s cheapest one bedroom apartment is a jaw dropper

A relative ”deal” on a one-bedroom apartment in ridiculously expensive San Francisco has been unearthed – and it’s soul crushing.

The latest analysis from Zumper found rents in the city have skyrocketed 22.9% year over year, fueled by a limited supply and an AI boom that’s driving up salaries.

That means a one-bedroom in the city carries a soul-crushing median price tag of $4,180 a month, almost twice what a similar pad costs in Los Angeles

but amid the surge in housing costs, a rare and relative “deal” on a one-bedroom apartment in San Francisco has been unearthed.

To find the holy grail, KRON4 combed residential listings on Zillow and Apartments.com, limiting their search to one-bedroom units with at least one bedroom and a kitchen.

Their report excluded income-restricted units, as well as shared and co-living spaces.

In an effort to avoid scam listings, only units represented by management companies or real estate agents with verifiable contact information were considered.

Zillow delivered the winner in the form of a one-bedroom apartment at 245 Leavenworth St offered at $2,195 per month.

No square footage was provided, and though the unit, which is managed by J. Wavro Associates, does not include laundry facilities or parking, it features hardwood floors and ample natural light.

A one-year lease is required, and pets are permissible with a monthly “pet rent” of $75.

According to J. Wavro Associates, “Residents enjoy elevator access and a convenient location near public transit, shopping, dining, and downtown attractions.”

The apartment is located in SF’s Tenderloin neighborhood, which ranks dead last for safety in the city, with Safemap reporting elevated levels of crime in the area, which has historically been associated with open drug use and a significant unhoused population.

Safemap reports that cases of assault and battery account for 19.6% of all criminal incidents in the Tenderloin, followed by drug offenses at 9.5%

Still, the neighborhood boasts sterling scores for walkability, bikability, and access to public transport

KRON4 verified the listing, and the California Post has reached out to the management company for comment.

The Post recently reported that desperation for affordable housing has prompted SF landlords to take advantage of shelter shoppers via micro studios described as “a dystopian fever dream.”

For example, a $750-per-month “apartment” in North Beach was listed on Zillow, though it’s no more than a tiny box with a shared bathroom, no kitchen and no sink.

The apartment is just 64 square feet; a different unit in the same building priced at $800 a month is a paltry 70 square feet.

Renters can fare better in other corners of California.

A recent report from real estate platform Houzeo revealed the 10 most affordable places to live in the Golden State.

Each city was given an overall affordability score out of ten, based on three main factors: median home value, median house rent, and cost of living compared to the state average.

The list was dominated by Central Valley cities, with Porterville, Fresno, and Bakersfield claiming the top spots for affordability, with the median rent in all three falling below $2,000.
