Talk about floating on the AI boom.

One of San Francisco’s exceedingly rare Mission Creek houseboats has hit the market for a whopping $1.749 million — a pittance for the newly-minted millionaires working just a ten minute walk away at OpenAI headquarters.

At 300 Channel Street #14 in the Mission Rock neighborhood, an ambitious tech worker can roll out of a rocking bed and be in the heart of Silicon Valley’s AI gold rush — before their morning matcha even cools.

The quirky, 1,780-square-foot floating residence buys you an unconventional slice of Bay Area real estate that literally bobs on the water — just one of 20 such homes along Mission Creek.

The pontooned property features three floors, three bedrooms, three nautical-themed bathrooms, and two parking spots. While nearly $1.75 million for a house might sound inflated, the listing also includes a pleasure boat and use of a separate 40-foot berth to store it in.

Part of the high price boils down to the brutal reality of San Francisco zoning — Mission Creek Harbor isn’t adding any more inventory, and only 20 of these floating-home berths exist.

Established around 1959, berths in the mini-community have historically changed hands privately among family members — rather than hitting the traditional real estate market.

In the case of this particular floating home, the current owner acquired it via a handshake deal in 2002 for $225,000, according to SFGATE.

That means the price has ballooned roughly sevenfold. The owner, Tyson Graham, reportedly constructed the current home on the site himself.

The new buyer can keep the existing structure — or potentially pursue plans for a new one, subject to the necessary approvals.

Buying into the unusual community isn’t quite like snapping up a conventional condo.

Short-term rentals and absentee ownership aren’t allowed, residents are required to take part in biannual “volunteer work days.”

The lucky buyer will also be on the hook for another $1,183 in monthly fees associated with living on the channel, according to SFGATE.

When another Mission Creek floating home was listed for $1.8 million in 2019, its agent told the outlet that it was believed to be the first of 20 ever offered on the open market.

The listing captures a wild juxtaposition in modern real estate.

When houseboats were first permanently moored, the area was something of an industrial wasteland known for its polluted channel.

Today, that once gritty sliver is surrounded by corporate capital.

Tech giants dominate the skyline, the UCSF biotech and life-science campuses tower nearby, and the Golden State Warriors’ Chase Center and San Francisco Giants’ Oracle Park are just a short walk away.
