Denise Richards and Ex Aaron Phypers Evicted From L.A. Home After Landlord Demands K Amid Divorce (Exclusive)

Denise Richards and her estranged husband, Aaron Phypers, were ordered to vacate an L.A. home — the same home the actress already moved out of due to their marital issues, Us Weekly can exclusively report.

On Friday, December 26, a Los Angeles Superior Court judge signed off on a request brought by Richards, 54, and Phypers’ landlord, John Karan, to evict the former couple from a six-bedroom, five-bathroom, 6,985-square-foot home in Calabasas, California.

The judge granted Karan possession of the home and said the lease had been forfeited by Richards and Phypers, 53, due to their nonpayment. Karan demanded $84,000 in back rent in his lawsuit, but the judge has yet to rule on damages.

As Us first reported, Karan filed suit against Richards and Phypers on November 7, claiming they had failed to pay rent for months. He told the court the duo leased the home in 2020 and agreed to pay $12,000 per month in rent.

Richards moved out of the home in late 2023 and rented multiple townhomes for herself. Phypers continued to live in the Calabasas rental, along with his parents and brother. Richards claimed he trashed the home after she left. Sources close to Phypers denied the claims and said the home had actually been improved since Richards left.

The eviction comes days after Phypers filed court docs pleading for spousal support from Richards. He claimed his monthly expenses totaled over $100,000. The breakdown included $15,000 on rent, $1,500 on health care, $4,800 on groceries and items for the house, $2,000 on eating out, $3,200 on laundry and cleaning and various other bills.

In his filing, Phypers also revealed he owes around $850,000 in debt to various third parties. He listed $180,000 owed to his landlord, $120,000 in back rent on his former workspace, $230,000 to a man named Tom McCormack for a loan he was provided, $250,000 to another company and $70,000 in legal fees.

Phypers believes Richards earns over $250,000 per month from OnlyFans, appearances and television appearances. He asked the court to order her to pay him support to help him pay his bills.
In court documents, Richards opposed the request.

As Us previously reported, Phypers filed for divorce on July 7 after six years of marriage. Richards filed for a restraining order days later. She accused Phypers of being abusive during their relationship, which he adamantly denied.

The court granted Richards a permanent restraining order against Phypers on November 7. Phypers was arrested at court on October 17 after testifying as part of the restraining order trial. Prosecutors charged Phypers with two felony counts of injuring a spouse and two felony counts of dissuading a witness by force or threat. Phypers is facing years in prison if convicted.

Richards’ new lawyer, Mark Gross, filed court docs on December 10, revealing the actress wants the judge who granted her a restraining order against Phypers to be the judge to determine any spousal support.

Gross wrote, “The nature and severity of the [domestic violence] will bear on whether the Court will issue [support], and there is no one who is in a better position to make that determination than Judge Juhas.”
